Why Surveys Matter in a Real Estate Transaction

Property surveys are often overlooked, but they play a critical role in protecting your investment and avoiding unexpected issues—especially in

today’s tighter lot lines and shared structures.

This is particularly true with townhomes. Because units are connected, what happens to one can affect others. Roofs, walls, and access points are

often shared, which makes knowing exact property lines and easements essential before making any changes.

Real-life example:

I had a client who wanted to install an attic fan in her townhome. She initially chose not to get a survey, thinking it wasn’t necessary. However,

because the roof was shared, the contractor couldn’t move forward without knowing exactly where her property lines were. She ultimately had to get

a survey anyway—adding time and expense that could have been avoided upfront.

Surveys are also important because older surveys may not reflect current conditions. Neighbors may have made changes, landscaping shifts

over time, and with modern development, utility and structural lines are often very tight. A current survey shows property lines, easements, and

encroachments so you know exactly what you own—and what you don’t.

Bottom line:

A survey provides clarity, protects your home, and helps prevent delays and disputes. It’s a small step that can make a big difference

for your home and your future.
